Etude Capital LLC in the United States is seeking an asset manager to deepen expertise in an operational self-storage portfolio. You will oversee performance across revenue, expenses, capital, and reporting for an assigned group of stores, collaborating with senior asset management and third-party operators.

The role emphasizes ownership, proactive problem solving, and data-driven decision making, with visibility into acquisitions and capital planning as the platform scales.

Qualifications

• 3–5 years of commercial real estate experience, with at least 1–2 years in asset management, portfolio management, property management, or an operator-side performance role.
• Self storage experience preferred. Multifamily, hospitality, manufactured housing, or other operationally intensive CRE experience considered.
• Solid financial modeling skills: Excel-proficient, comfortable working with operating pro formas, budgets, and hold models.
• Strong organizational and communication skills; able to manage multiple assets and priorities.
• Willingness to travel approximately 20–30% to stores and markets across the U.S.
• Bachelor's degree in finance, real estate, business, or a related field.

Responsibilities

• Manage portfolio performance for an assigned pool of stores and support NOI growth through revenue optimization, expense discipline, and targeted capital deployment.
• Coordinate with third-party operators and the revenue management team on rate strategy and pricing.
• Review monthly operating reports, P&Ls, variance reports, and KPI dashboards; follow up with operators on performance against budget.
• Conduct regular property visits and market tours to assess curb appeal, office presentation, condition, staffing, competitor positioning, and local demand drivers.
• Track store-level controllable expenses: payroll, R&M, marketing, insurance, utilities, property taxes, and professional services.
• Assist with underwriting for acquisitions and onboarding into the platform's reporting and operating standards.
