Position Summary:

The Senior Portfolio Manager serves as the strategic lead and primary point of contact for White Label Storage's largest and most complex self-storage portfolios. This role is responsible for the overall success of assigned portfolios, building trusted relationships with ownership groups, driving facility performance, and ensuring operational execution aligns with ownership goals.

This role is responsible for developing and executing strategies that drive occupancy, revenue, operational efficiency, and overall facility success. They will proactively monitor performance, identify opportunities, establish action plans, and ensure initiatives are executed and deliver results. Success in this role requires extensive self-storage industry experience, strong business acumen, and the ability to independently lead portfolio strategy while leveraging internal teams, on-site personnel, and company resources to achieve ownership goals.

Key Responsibilities:

Enterprise Relationship Management

• Serve as the primary point of contact and strategic partner for assigned ownership groups, building trusted relationships and taking full accountability for portfolio success.
• Lead owner communications, performance reviews, and strategic discussions, providing proactive updates, transparent reporting, and actionable recommendations.
• Manage owner expectations, address concerns, and maintain strong relationships through consistent communication, follow-through, and results.
• Independently develop and own facility-level and portfolio-wide strategies focused on maximizing occupancy, revenue, operational efficiency, and overall asset performance.
• Proactively analyze financial and operational KPIs, identify risks and opportunities, and develop actionable plans aligned with ownership goals.
• Drive execution of strategic initiatives, monitor progress, and remain accountable for outcomes, adjusting strategies as needed to deliver measurable results.

Operational Oversight & Execution

• Maintain comprehensive visibility into facility operations, property conditions, maintenance, delinquency, and other factors impacting performance.
• Leverage site managers, on-site personnel, and centralized support teams to execute operational priorities and resolve issues effectively.
• Establish clear expectations, drive accountability, and ensure consistent operational execution across assigned facilities.

Cross-Functional Leadership

• Partner with Marketing, Revenue Management, Operations, Finance, and other internal teams to align resources and execute portfolio strategies.
• Collaborate with Transitions to support successful onboarding, stabilization, and integration of new facilities.
• Proactively resolve roadblocks, manage escalations, and ensure internal commitments and ownership expectations are met.

What You Bring

• 6+ years of direct self-storage industry experience, including responsibility for multi-facility portfolios.
• Demonstrated experience working directly with multi-facility ownership groups, institutional investors, or private equity-backed operators, including leading strategic conversations and portfolio performance reviews.
• Proven success independently developing and executing strategies that improve occupancy, revenue, profitability, and overall facility performance.
• Deep understanding of self-storage operations, including revenue management, pricing, marketing, delinquency, maintenance, and facility-level execution.
• Strong financial and analytical acumen, with the ability to interpret portfolio performance, identify opportunities, and translate data into actionable business strategies.
• Exceptional relationship management and communication skills, with the confidence and credibility to advise sophisticated owners and investors.
• Demonstrated ability to lead initiatives, coordinate resources, and drive accountability across teams without direct reporting authority.
• Highly organized, proactive, and comfortable independently managing multiple facilities, priorities, and stakeholder relationships.
• Experience with storEDGE and/or SiteLink preferred; HubSpot experience a plus.
