Job summary

Etude seeks an asset manager to oversee a portfolio of self storage assets in the United States. You will optimize NOI by managing revenue, expenses, and capital, while coordinating with third‑party operators and in‑house teams.

The role provides exposure to acquisitions, capital planning, and platform scaling. You will identify issues early, propose data‑driven recommendations, and drive reporting, budgeting, and forecasting processes across assigned assets.

Qualifications

• 3–5 years of commercial real estate experience, with at least 1–2 years in asset management or operator‑side performance roles.
• Self storage experience preferred; other operationally intensive CRE experience considered.
• Strong financial modeling skills; comfortable with pro formas, budgets, and hold models.
• Excellent organizational and communication skills; able to manage multiple assets and priorities.
• Willingness to travel approximately 20–30% to stores and markets across the U.S.

Responsibilities

• Manage day‑to‑day performance for an assigned pool of stores; drive NOI growth through revenue optimization and expense discipline.
• Review monthly operating reports, P&Ls, variance reports, and KPI dashboards with operators.
• Conduct regular property visits and market tours; assess curb appeal, office presentation, and local demand drivers.
• Track store‑level controllable expenses and capital deployment; identify efficiency opportunities.
• Support underwriting inputs for acquisitions; assist with due diligence and integration into reporting systems.
• Assist with hold/sell analyses and disposition activities as needed.
• Follow and help refine asset management processes and contribute to KPI dashboard improvements.
