Job summary

ResProp Management seeks a seasoned maintenance leader to oversee service operations across our apartment communities in Bradenton, FL. You will manage repair work orders, supervise a maintenance team, and ensure timely turnovers, safety, and high resident satisfaction.

The role requires extensive trade skills, EPA Universal certification, and a track record in apartment maintenance leadership. A strong on-call schedule and reliable transportation are essential.

Qualifications

• At least 8 years of general maintenance/general repair experience, 3 years of apartment industry experience required.
• Management experience required.
• EPA Universal certification required.
• CPO certification highly preferred.
• Trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, etc.
• Trade licensing preferred but not required.
• Tech savvy; efficiently use computers and basic software programs.
• Must have own tool kit.
• Must live within 30 minutes of property.
• Must have dependable transportation and be able to accommodate a rotating on‑call schedule.
• Must be able to perform physical requirements such as lifting up to 50 pounds.

Responsibilities

• Oversee all aspects of the service operations to achieve goals.
• Participate in completing work orders including repairing appliances, plumbing, HVAC, electrical, etc.
• Maintain a positive attitude and provide quality customer service to residents.
• Train maintenance teammates and encourage their growth.
• Provide input to Property Manager on performance reviews and resident feedback.
• Assist Property Manager in recruiting and interviewing maintenance staff.
• Oversee organization of maintenance shop and property appearance.
• Research and evaluate products for maintenance and upkeep.
• Schedule and supervise all in-house and vendor work.
• Manage work orders and response times to meet deadlines.
• Oversee inventory, ordering, and delivery of supplies and equipment.
• Ensure a safe, healthy, accident-free environment and OSHA standards.
• Oversee unit turns and renovations within set time frames.
• Walk apartments with leasing team to assess move-out damages and readiness.
