Job summary

Housing Trust Group in Florida seeks a Senior Property Manager to lead onsite operations for two affordable housing communities, drive NOI and asset preservation, ensure compliance, and supervise staff. The role requires travel between properties and afterhours availability for emergencies.

You will partner with Leasing to maintain occupancy while managing budgets, vendor contracts, and capital projects, all within Fair Housing and program rules.

Qualifications

• Hands-on leader who manages by the numbers.
• Strong knowledge of LIHTC, HUD, and affordable housing programs, including Fair Housing law.
• Willingness and ability to travel between assigned communities daily and respond to afterhours emergencies.

Responsibilities

• Manage day to day operations of all assigned communities, including 24/7 emergency response.
• Perform weekly, monthly, and quarterly inspections of grounds, buildings, and units.
• Oversee maintenance and repairs, preventive maintenance, and work orders; monitor completion times.
• Ensure vacant units are ready within turn time standards to support leasing.
• Prepare properties for inspections and complete corrective work by deadlines.
• Coordinate capital projects, renovations, and contractor work with leadership as needed.
• Prevent deferred maintenance with preventive schedules and document in system.
• Track age and condition of major systems and recommend repairs and reserve requests.
• Maintain unit status and leasing data in Yardi; support leasing occupancy targets.
• Lead renewal and resident retention efforts; respond to service issues promptly.
• Administer collections, follow up on delinquencies, and manage notices per policy.
• Prepare annual operating budgets and explain variances to leadership.
• Review invoices and purchase orders; evaluate service contracts and negotiate pricing.
