Job summary

Mini Mall Storage Properties is seeking a Customer Service Representative (Self Storage) to deliver outstanding service to customers while overseeing the operation and maintenance of our storage facilities. Your responsibilities include lead management, sales, unit inventory, brand standards, security, delinquency management, auction processes, and daily business reconciliation.

Qualifications

• High school diploma or equivalent; preference for sales, customer service, or property management experience.
• Proficient with basic computer skills including Microsoft Office.
• Ability to work independently and as part of a team.
• Strong organizational and problem-solving abilities with excellent interpersonal skills.
• Meticulous attention to detail in unit inventory, brand standards, and security.
• Experience with delinquency management including collection calls, auctions, and daily reconciliations.
• Successful completion of a criminal background check and verification of a Motor Vehicle Record.

Responsibilities

• Follow internal sales processes to convert leads into sales and upsells through phone, online, and walk‑in channels.
• Build and maintain strong relationships with current and prospective customers.
• Address customer inquiries, concerns, and complaints promptly and professionally.
• Facilitate the auction process for units with unpaid accounts and delinquency, following legal and company guidelines.
• Use market knowledge to understand the potential customer demographic for sales, and local competitors for pricing strategy development.
• Complete rental agreements and apply appropriate discounts as applicable.
• Maintain detailed records of sales activities, customer interactions, and transactions.
• Ensure daily business reconciliation, accurately recording and managing rent payments, collections, and other financial transactions.
• Identify, elevate, and support property improvements and initiatives to optimize customer satisfaction and sales efficiency.
• Conduct regular walkthroughs to manage unit inventory, ensure accurate tracking of unit availability, cleanliness, brand standard adherence, and facility feature functionality, including lighting and security cameras.
• Other duties as assigned.
