Job summary

Midland Atlantic Properties, Inc. in Cincinnati, OH is seeking a Portfolio Accountant to manage financial administration, reporting, budgeting, CAM and utility recoveries across a multi-property retail portfolio.

You will partner with Property Managers and the Accounting team to ensure accurate tenant billings, expense recoveries, and timely financial closes. Strong Excel skills and real estate accounting knowledge are essential.

Qualifications

• Bachelor’s degree in accounting, finance, or related field.
• 3+ years of accounting experience, ideally in retail or commercial real estate/property management.
• Working knowledge of CAM reconciliations, expense recoveries, and lease-driven billing.
• Strong Excel skills; comfortable with large data sets and multi-property reporting.
• Solid understanding of general and accrual accounting principles.
• Excellent organizational skills with the ability to manage multiple deadlines.
• Strong written and verbal communication skills for interaction with management, ownership, and tenants.

Responsibilities

• Review monthly property financial reporting packages and analyze operating results.
• Investigate large variances with expenses and review with Property Management.
• Assist with monthly, quarterly, and annual close processes.
• Support ownership, lender, and management reporting requests.
• Analyze trends in operating expenses and identify opportunities for cost savings.
• Review CAM reconciliations for accuracy; maintain supporting documentation.
• Assist with budgeting and forecasting for annual operating budgets and capital expenditures.
• Assist Property Management to update forecasts and monitor budget performance.
• CAM, Tax & Insurance Recoveries: Review real estate tax, insurance, and operating expense recoveries; resolve disputes.
• Utility Management & Recovery Audits: Manage utility billing and recovery programs; conduct audits.
• Accounts Receivable Support: Delinquency resolution; aging analysis; vendor setup and review of invoices.
• Property Management Support: Provide financial guidance on recoveries, budgeting, and operating costs.
