Job summary

Red Rock Title & Settlements, LLC in Fredericksburg, Virginia is seeking a Title Processor to move residential files from order to clear-to-close. You will open files, review contracts, order title work, and keep lenders, agents, and clients informed so closings stay on schedule.

You will work with our settlement team and attorney staff, handling payoffs, title commitments, and closing disclosures, while maintaining compliance with ALTA and TRID requirements.

Qualifications

• 2+ years of title processing, escrow, or settlement experience in residential real estate.
• Working knowledge of title commitments, Schedule B requirements, and the residential closing process.
• Familiarity with TRID and the Closing Disclosure / ALTA settlement statement.
• High school diploma or equivalent.
• Ability to pass a background check.

Responsibilities

• Open new files, review contracts, and order title work in Qualia.
• Review title reports, identify liens and vesting issues.
• Prepare and track requirements for each file to clear title.
• Order and verify payoffs, surveys, and closing-cost documentation.
• Coordinate with lenders on Closing Disclosure balancing and signings.
• Submit deeds and releases for recording and ensure lien releases are obtained.
