Newmark Group in Morristown, NJ, seeks an experienced Property Operations Manager to oversee the development and implementation of policies and programs that ensure well‑managed, well‑maintained buildings with a strong tenant focus.

You will lead on-site staff, manage the annual budget and monthly reports, coordinate vendor contracts and performance, and partner with senior management to maximize asset value while ensuring safety and regulatory compliance across the portfolio.

Qualifications

• Bachelor’s Degree in business or related field required.
• Real estate license required in states where work is performed.
• Minimum of 8 years’ experience in property operations.
• Knowledge of leasing and construction management.
• Portfolio management experience with direct reports preferred.
• May perform other duties as assigned.

Responsabilités

• Develop and implement policies and programs for well‑managed, well‑maintained buildings.
• Assist in solidifying positive relationship with owner by being proactive and responsive to owners’ needs.
• Assist senior management in understanding and working with the client to determine goals and objective for performance of real estate assets.
• Prepare and report information in a timely fashion to designated staff and owners.
• Create and develop upgrades to services to exceed client expectations.
• Develop staffing plans and promote continuous education for on-site personnel.
• Oversee budgeting and monthly financial reporting package.
• Establish goals for on-site staff performance and conduct evaluations.
• Develop a resource plan to deliver projects within budgets and schedules.
• Prepare lease abstracts and participate in contract vendor selection and monitoring.
• Review and approve payables/receivables and accounting outputs at site level.
• Weekly site visits and quarterly property inspections to ensure compliance.
• Lead long-range planning for assigned properties and safety programs.
