Senior Residential Property Operations Manager

Job summary

Newmark is seeking an experienced real estate professional to lead building operations, tenant relations, and EHS programs across multiple properties in New Jersey. You will develop budgets, supervise site staff, and coordinate with owners to maximize asset value.

Responsibilities include vendor management, lease abstracts, and ensuring compliance with safety programs, while advancing client objectives and delivering high service levels to tenants.

Qualifications

• Bachelor's Degree in business or related field (required).
• RPA and CCIM or CPM certification preferred.
• Minimum of 8 years’ experience in property operations.
• Portfolio of three or more projects with direct reports.
• Real estate license required in states where work is performed.
• Bilingual English/Spanish communication preferred.

Responsibilities

• Assist in solidifying positive relationship with owner by being proactive and responsive to owners’ needs and requests.
• Assist senior management in understanding and working with the client to determine goals and objectives for the performance of the real estate assets.
• Prepare and report information in a timely fashion to designated staff as set forth by Newmark and the property owners.
• Create and develop upgrades to services being provided to exceed client expectations.
• Develop staffing plans and job descriptions for assigned sites and promote continuous education for all on-site personnel.
• Bottom line responsibility for the annual operating budget and monthly financial reporting package.
• Establish goals and objectives for on-site staff performance and conduct employee evaluations.
• Develop resource plan for delivering projects within budgets and schedules.
• Prepare lease abstracts and may approve final output of lease abstracts and documents.
• Review service contracts, select and award vendors, and monitor vendor performance.
• Review and approve payables/receivables at site level and supervise accounting outputs.
• Weekly site visits to review policies, personnel performance and invoices; quarterly property inspections.
• Plan long-range goals for all properties in the portfolio and ensure fire/life safety compliance.
