Invitation Homes LP in Bellevue, WA is seeking a Superintendent responsible for full-cycle rehab and turnover of our homes. You will lead the rehab workflow, coordinate with contractors, track costs, and ensure work is completed on schedule while maintaining safety standards.

The role requires a high school diploma, OSHA 10 certification, 2+ years of project management in residential construction, strong communication, ability to travel, and proficiency with Outlook and Salesforce.

Qualifications

• High school diploma or equivalent.
• OSHA 10 certification required (new hires have up to 90 days to complete).
• Minimum two years of project management experience across multiple projects.
• General knowledge of residential construction (plumbing, electrical, HVAC, etc.).
• Negotiating with and supervising contractors to complete work.
• Strong verbal and written communication skills.
• Comfort with using a tablet and business apps (Outlook, Salesforce).
• Valid driver’s license and auto insurance; own basic tools.
• Ability to travel extensively within the portfolio.
• Physical ability to perform site tasks and lift 50+ pounds.

Responsibilities

• Meeting with residents to complete move-out visits and document home condition.
• Meeting with incoming residents for orientations and explain home systems.
• Conducting move-out inspections and creating a scope of work with costs.
• Overseeing rehab and turnover process; coordinate with contractors and change orders.
• Communicating with Leasing Team about delays affecting move-in dates.
• Monitoring job site safety during project management visits.
• Negotiating terms of repairs with vendors and GCs per standards.
• May conduct occupancy checks and attend eviction lockouts if needed.
• Performing other duties as assigned.
