Job summary

Invitation Homes is seeking a Superintendent in Seattle to oversee full-cycle rehab and turnover efforts. You will meet with residents for move-out and orientations, inspect properties, and manage rehab timelines with contractors.

The role requires OSHA 10, a valid driver’s license, and strong communication skills. You will coordinate with leasing, safety, and vendors, ensuring safety and quality while fitting within budget.

Qualifications

• High school diploma or equivalent.
• OSHA 10 is required (new hires will have up to 90 days to complete OSHA 10 certification if not already certified)
• Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work
• General knowledge of residential construction including plumbing, electrical, mechanical, HVAC, drywall, and flooring as well as local building codes
• Negotiating with and managing contractors to complete work
• Professional verbal and written communication skills
• Comfortability with using a tablet and general business applications (e.g. Outlook, Salesforce, etc.)
• Excellent customer service and interpersonal skills
• Current driver’s license and automobile insurance
• Must provide basic hand and power tools
• Ability to be at work on a regular and consistent basis including on weekends and non-traditional holidays if needed
• Extensive travel within assigned portfolio required

Responsibilities

• Meet with residents to complete Pre Move-Out Visits and document home condition and resident responsibilities for a successful move-out.
• Meet with incoming residents to complete Resident Orientations and educate them on systems and maintenance policies.
• Conduct Move Out Inspections with a detailed property inspection and budget-based scope of work and charge-back costs.
• Oversee rehab and turn processes, coordinate with contractors, submit change orders, ensure on-schedule completion, and document progress with photos.
• Communicate with the Leasing Team about completion delays that might affect move-in dates.
• Observe site safety during project management visits and ensure compliance with standards.
• Negotiate terms of repairs with vendors and General Contractors per company standards.
• May conduct occupancy checks and attend eviction lockouts/setouts in coordination with local law enforcement.
• Perform other duties as assigned.
