Placements24 is seeking a Residential Property Portfolio Manager to oversee a substantial Welkom, Free State portfolio. You will focus on tenant satisfaction, property maintenance, and financial performance, coordinating leasing, rent collection, inspections, and reports.

The role blends office and field duties in a hybrid work model, requires 3–5 years in residential property management, knowledge of landlord-tenant laws in South Africa, and proficiency with PayProp or MDA.

Qualifications

• 3-5 years of experience in residential property management.
• Proven experience managing a substantial property portfolio.
• Solid understanding of landlord-tenant laws and property management best practices in South Africa.
• Excellent communication, negotiation, and conflict-resolution skills.
• Strong financial acumen with budgeting and financial reporting.
• Proficiency in property management software (e.g., PayProp, MDA).
• A valid driver's license and reliable transportation.

Responsibilities

• Manage a portfolio of residential properties to optimize occupancy and rental income.
• Oversee leasing, rent collection, and tenant relations in Welkom, Free State.
• Coordinate property maintenance, repairs, and capital improvement projects.
• Conduct regular property inspections for lease compliance and safety.
• Develop and monitor property budgets, track expenses and identify cost-saving opportunities.
• Handle tenant inquiries, complaints, and eviction processes per regulations.
• Provide owners with performance reports and strategic recommendations.
• Ensure compliance with health, safety, and building codes.
