Job summary

Essex Property Trust is seeking a Maintenance Technician II in Los Angeles to uphold and repair residential properties. The role covers routine maintenance of HVAC, plumbing, electrical systems, and appliances, plus preparation of units for new residents.

You’ll address work orders, inspect facilities, and keep common areas well-maintained. The candidate should have a high school diploma or GED and 2+ years in property maintenance; HVAC or CPO certification is preferred.

Qualifications

• High school diploma or GED required.
• 2+ years in property maintenance or facilities management.
• HVAC and/or CPO certification preferred.
• Valid driver’s license required.
• Strong knowledge of electrical, plumbing and appliance repair.

Responsibilities

• Perform routine and preventive maintenance on essential building systems (HVAC, plumbing, electrical, appliances).
• Repair interior and exterior property features (doors, windows, walls, flooring, fixtures).
• Respond to maintenance requests from residents and resolve issues promptly.
• Prepare vacant units for incoming residents (painting, cleaning, repairs).
• Inspect property and systems to identify maintenance needs and schedule preventive tasks.
• Maintain inventory of tools and materials for daily operations.
• Operate safely, adhere to regulations, and communicate with residents professionally.
