Job summary

Essex Property Trust is seeking a Maintenance Technician to perform routine and preventive maintenance across one or more properties in Oceanside, CA. You’ll handle HVAC, plumbing, electrical work, and general repairs to keep living spaces safe and appealing for residents.

Responsibilities include preparing units for new residents, inspecting facilities, and handling on-call shifts as needed. A high school diploma and 2+ years in property maintenance are required; a driver’s license is essential.

Qualifications

• High school diploma or GED required.
• 2+ years in property management or related maintenance work.
• HVAC and/or CPO license preferred.
• Valid driver’s license required.
• Basic knowledge of electrical, plumbing, and appliance repair.
• Ability to read and write English; use a smartphone app for operations.

Responsibilities

• Perform routine and preventive maintenance on building systems.
• Repair or replace damaged interior/exterior features of the property.
• Respond to resident maintenance requests and ensure timely resolution.
• Prepare vacant units, including painting, cleaning, and repairs.
• Inspections of common areas, equipment, and systems; implement preventive maintenance.
• On-call availability evenings, weekends, and holidays as required.
