Job summary

Harmoniq Residential, part of Inland Family of Companies, seeks an experienced Portfolio Manager to lead a team of Property Managers across a Madison-area residential portfolio. You will drive occupancy, retention, and asset value while ensuring regulatory and ownership alignment.

You will mentor onsite teams, oversee budgets, and collaborate with maintenance and operations on capital projects, ensuring superior resident experiences and performance across communities.

Qualifications

• Bachelor's degree required
• Minimum 5 years of progressive property management experience; 10+ years preferred
• Wisconsin Real Estate license active (Salesperson or Broker)
• Multi-site or portfolio-level management experience preferred
• Strong financial acumen with budgets, forecasting, variance reporting and analysis
• CPM/CAM/ARM/RPA/CCIM designations preferred
• Proficiency with MS Office and property management software (AppFolio, Yardi, MRI, Entrata)

Responsibilities

• Provide strategic leadership for a portfolio of residential communities in the Madison area.
• Improve occupancy, retention, and operating efficiency to enhance asset value.
• Ensure compliance with policies, owner objectives, and regulatory requirements.
• Cultivate relationships with owners, investors, vendors, and stakeholders; act as escalation point.
• Present financial results, oversee budgets, forecasts, and KPI monitoring.
• Analyze revenue/expenses and portfolio performance to meet financial goals.
• Coach and develop Property Managers and site teams; manage performance and onboarding.
• Conduct property inspections and portfolio reviews to maintain standards.
• Oversee capital projects, maintenance programs, and value-add initiatives.
• Support growth via vendor management, onboarding, and policy development
