Job summary

Pratum Companies is seeking a residential property maintenance technician in the Baltimore area. You will support the Maintenance Supervisor on projects and perform make-ready tasks, preventative maintenance, and service requests. The role requires a flexible schedule and knowledge of HVAC, electrical, and plumbing systems.

Qualifications

• Must be able to work a flexible schedule.
• Basic understanding of HVAC, electrical, plumbing and other systems.
• Working knowledge of general apartment maintenance and repair.
• Ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failure.
• Experience operating a variety of equipment and small hand tools.
• Knowledge of repair to common appliances and devices.
• Excellent written and verbal communication skills.

Responsibilities

• Assist the Maintenance Supervisor on special maintenance projects including preventative maintenance of building components and mechanicals.
• Complete resident service requests in a timely fashion.
• Perform make-ready tasks: painting, appliance repair, plumbing, electrical fixtures, replace faulty parts, check locks, replace light bulbs.
• Conduct preventative maintenance and regular inspections of building systems and equipment.
• Respond quickly to emergencies, notify appropriate personnel, and follow safety protocols.
• Inspect alarm systems (CO sensors, fire protection) and schedule repairs as needed.
• Perform snow removal as required.
• Perform other duties as assigned.
