Job summary

Greystar Maddox South End in Charlotte, NC is seeking a Maintenance Technician to keep the community clean, safe, and well‑maintained. You will diagnose and repair resident requests, manage make‑ready tasks, and ensure adherence to Greystar standards.

Candidates should have a high school diploma (or equivalent), hands‑on maintenance experience, and EPA HVAC certifications as required. A valid driver’s license and strong customer service skills are required.

Qualifications

• High school diploma, GED, or related experience and training.
• Experience in property management maintenance or related trade.
• Own hand tools unless prohibited by State law and safe use of tools and equipment.
• Ability to apply logical thinking to define and correct problems.
• Proficiency in customer service and interpersonal communication.
• Ability to read, write, and communicate effectively for management support.
• Proficiency with internet, word processing, spreadsheets, and databases; PM system experience preferred.
• Mathematical skills to handle financial, administrative, and legal documents.

Responsibilities

• Assists and completes work orders from resident requests and routine upkeep by diagnosing causes and repairing per policies.
• Oversees make-ready process to prepare vacants for leasing, including inspections and coordinating vendors.
• Develops standards for cleanliness and appearance of grounds, buildings, and common areas to reflect Greystar quality.
• Periodically inspects work by team members and contractors, and implements corrective actions as needed.
• Maintains inventory and orders supplies to stay within budget.
• Performs monthly preventative maintenance procedures.
• Assists Community Manager in budget development for repairs and capital projects.
• Supports cost‑cutting by repairing rather than replacing parts where feasible.
• Conducts safety meetings and ensures MSDS and OSHA compliance.
• Provides courteous, responsive service to residents and staff.
