Job summary

Decatur Housing is seeking an Assistant Property Manager to support daily operations of an apartment community and partner with the Property Manager to ensure excellent resident service and strong operational performance.

Ideal candidates balance resident engagement, leasing support, financial administration, and property operations, contributing to accurate records and well-managed communities.

Qualifications

• 2+ years in property management or related field.
• Experience with affordable housing and HUD programs preferred.
• Experience handling financial transactions and reporting.
• Familiarity with property management software is a plus.

Responsibilities

• Support the daily operations of the property in partnership with the Property Manager.
• Process rent payments, fees, and other charges accurately and timely.
• Handle applications, move-ins, lease docs, recertifications, and file updates.
• Provide excellent customer service to residents, applicants, and visitors.
• Respond to resident questions with professionalism and empathy.
• Create and monitor maintenance work orders for timely resolution.
• Maintain leasing, occupancy, delinquency, and compliance records.
• Assist with rent calculations, reexaminations, and program docs.
• Conduct unit/property inspections and identify issues.
• Assist with reports, audits, and HUD documentation.
