Job summary

Fairstead seeks a skilled Community Manager to oversee day-to-day operations and on-site compliance for a properties portfolio. You will manage leasing, regulatory adherence, tenant relations, and performance metrics on site.

Responsibilities include REAC/MOR reviews, budget monitoring, vendor coordination, and coordination with construction teams to avoid violations. A background in affordable housing and relevant certifications are preferred.

Qualifications

• Three years of management experience including supervising a team.
• COS or CPO certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.
• Experience in Affordable Housing.
• Proficient in Microsoft Office Suite.
• Ability to multi-task and meet deadlines.

Responsibilities

• Ensure compliance with HUD, Fair Housing, ADA, and FCRA requirements.
• Maintain knowledge of HUD 4350.3 Handbook.
• Coordinate responses with Compliance Department.
• Implement intervention strategies with Regional Managers.
• Prepare REAC reviews, MORs, LIHTC reviews, and recertifications.
• Assist tenants with requests and issues.
• Monitor arrears and litigation cases.
• Document lease violations and coordinate evictions.
• Direct collection of rents and processing of delinquencies.
• Notify staff of move-ins/move-outs and emergencies.
• Supervise maintenance to ensure regulatory compliance.
• Coordinate vendor bids and contractor quotes.
• Conduct unit inspections and bi-annual walk-throughs with the Superintendent.
• Create property reports and track maintenance needs.
