Job summary

Fairstead is seeking a skilled Community Manager to oversee day-to-day operations of an assigned property, ensuring compliance with HUD, Fair Housing, and other regulations. You will collaborate with Compliance and Regional teams to implement intervention strategies, manage rentals, and coordinate maintenance and construction projects.

The role requires managing a team, familiarity with EIV, and experience with Yardi/RealPage.

Qualifications

• Three (3) years of management experience including supervising a team.
• COS (Certified Occupancy Specialist) or CPO (Certified Professional of Occupancy) certification.
• Bachelor's degree preferred.
• EIV experience.
• Yardi and RealPage experience preferred.
• TCS certification for tax credit properties.

Responsibilities

• Ensure adherence to laws relating to leasing, including HUD, Fair Housing, ADA, and FCRA.
• Remains compliant with HUD 4350.3 Handbook.
• Develop responses to regulatory agencies with Compliance Department.
• Implements intervention strategies with Regional Managers and Compliance Department.
• Prepares site REAC reviews, MORs, LIHTC reviews, and recertifications.
• Assist tenants with requests, questions, problems, and complaints.
• Monitor arrears and litigation; coordinate evictions as needed.
• Direct collection of rents and late fees; process applications; pursue delinquencies through legal action.
• Alert staff of move-ins/outs and emergencies.
• Supervise maintenance/repairs to ensure compliance.
• Coordinate vendor bids and contractor quotes.
• Conduct and document unit inspections; bi-annual walk-throughs with Building Superintendent.
• Create reports to track building maintenance and needs.
• Provide updates on construction projects and unit renovations.
• Work with construction team to avoid violations and inspections.
