Kids for the Future is seeking an experienced Title Searcher & Examiner for our Pilot Team. This role requires deep, end-to-end title search expertise and collaboration with US stakeholders, with night shifts to align with US hours. Remote/onsite as applicable for this international position.

The candidate should bring 10–12+ years of experience, strong knowledge of title data sources, and a self-starter attitude to help shape our new processes and SOPs.

Qualifications

• 10–12+ years of end-to-end title search and examination experience.
• Experience with NETR Online, Data Trace, and PACER.
• Strong knowledge of chain of title, defects, liens, judgments, easements, and property records.
• Familiarity with US county recording systems and title plant platforms.
• Excellent written and verbal communication with US stakeholders.
• High attention to detail and analytical/problem-solving ability.
• Self-starter capable of shaping a new process.
• Ability to work independently and in a small pilot team.
• Willingness to work night shifts aligned with US business hours.
• Bachelor's or Master's degree in Law, Finance, or related field preferred.

Responsibilities

• Conduct thorough, end-to-end title searches using county records, title plants, and other public/proprietary data sources.
• Examine title chains to identify liens, judgments, easements, encumbrances, and other defects.
• Prepare title commitments, exception schedules, and supporting documentation per underwriting guidelines.
• Analyze deeds, mortgages, releases, and other documents for accuracy and completeness.
• Research bankruptcy filings and federal case records as needed.
• Identify and escalate title issues with clear recommendations for resolution.
• Collaborate with US-based leadership to refine SOPs as the in-house function scales.
• Support transition toward full end-to-end title policy preparation.
• Maintain strong turnaround times without sacrificing accuracy in a fast-paced environment.
• Provide feedback and process improvements as a founding team member.
