Action Title Research, LLC is seeking a Senior Title Examiner for a remote role in New York. You will thoroughly review title commitments for refinances, purchases, and leases, ensuring accuracy and compliance with NY guidelines.

You will lead examinations of deeds, mortgages, liens, easements, and related documents, coordinate with clients and junior staff, and help maintain high quality and productivity in a fast-paced environment.

Qualifications

• High school diploma or GED required.
• 5–8 years of title research/operations experience preferred.
• Familiar with county/state/court search processes and databases.
• Adaptable to changing work environment and management direction.

Responsibilities

• Examine and prepare title commitments for refinances, purchases, leases (residential and commercial).
• Review searches: current owners, two owners, condo/PUDs, large-scale projects.
• Understand NY title insurance rules; identify exceptions and underwriting requirements.
• Review deeds, mortgages, liens, judgments, easements, maps, contracts for accuracy.
• Order copies and summarize recorded documents affecting titles.
• Assist in training junior titlers and raise quality control issues with management.
• Communicate search results to clients when needed and support team goals.
