Job summary

Assist World is seeking a highly organized Maintenance Coordinator to streamline property maintenance operations across a remote team in the United States. You will manage work orders, communicate clearly with tenants and vendors, and ensure timely, cost-effective repairs using AppFolio.

This hands-on role requires strong English communication, vendor negotiation, and exceptional organizational skills. You will own the maintenance workflow, onboard new providers, and monitor invoices to deliver

Qualifications

• AppFolio experience for property management and maintenance operations.
• Excellent verbal and written English communication for tenants and vendors.
• Proven track record negotiating pricing and vendor management.
• Outstanding organizational skills and ability to multitask in a high-volume environment.
• Solid understanding of residential property maintenance issues and timelines.
• Strong troubleshooting abilities to assess issues before dispatching vendors.

Responsibilities

• Work Order Management: manage maintenance requests from intake to completion.
• Tenant & Stakeholder Communication: explain details and timelines with empathy and professionalism.
• AppFolio System Operations: maintain logs, records, and updates in AppFolio.
• Vendor Negotiation & Cost Control: negotiate pricing and ensure quality deliverables.
• Vendor Sourcing & Onboarding: vet and onboard new service providers.
• Scheduling & Dispatching: coordinate access and schedules for visits.
• Invoice & Quality Auditing: review invoices and approve payments.
