Job summary

Amazon.com Services LLC is seeking a Senior Preconstruction Manager to act as the senior owner’s representative during preconstruction for large-scale fulfillment facilities. You will autonomously lead cross-functional teams through site selection, design management, permitting, and contract execution across a broad region.

You will own budgets, manage external vendors, and guide internal stakeholders from Real Estate to Finance.

Qualifications

• Bachelor's degree or higher required.
• 7+ years of experience in Architect, Engineer, Construction Manager, Development Manager, or related roles.
• 7+ years of project management experience from design through operation.
• Experience with packaging, processing, or logistical facilities with complex equipment.

Responsibilities

• Autonomously manage complex cross-functional pre-construction projects from site selection through design, permitting, and contract execution.
• Coordinate with Real Estate, Design Engineering, Entitlements, Construction, Finance and Launch to secure resources and milestones.
• Oversee end-to-end design management, conformance reviews, and value engineering assessments.
• Own project budgets, manage spend approvals, and perform conceptual estimating and cashflow forecasting.
• Lead external partner selection, contract negotiations, and procurement functions.
• Coordinate AHJ permitting and ensure compliance with building codes and zoning requirements.
• Review contracts, exhibits, and lease terms; provide technical analysis and risk reviews.
• Mentor junior preconstruction staff and develop repeatable processes and playbooks.
