Job summary

BXP, Inc. seeks a seasoned Property Manager to lead operations for a portfolio in the Santa Monica area. You will develop SOPs, manage budgets and capex, and negotiate vendor contracts to ensure premier service and asset performance.

You will drive tenant relations, supervise staff, and coordinate with regional teams on strategic plans, BEing accountable for long-term asset viability and portfolio profitability.

Qualifications

• BA/BS degree required; real estate related field preferred.
• 10–12 years of progressively responsible Class A commercial office property management experience.
• Certification as Real Property Administrator (RPA) and/or Certified Property Manager (CPM) preferred.
• Continuing education toward LEED certification highly desirable.
• Previous management level supervisory experience required.
• Strong technical understanding of MEP systems and building operations.

Responsibilities

• Develop and implement operating procedures for assigned portfolio to provide first-class service to tenants.
• Review and approve operating and capital budgets; provide capex recommendations.
• Negotiate contracts with vendors ensuring company standards are adhered to.
• Oversee tenant relationships and tenant satisfaction in the portfolio.
• Lead asset management and collaborate with asset teams on strategies and budgets.
