Job summary

Pivotal Housing Partners is seeking a Regional Manager to oversee day-to-day operations of multiple apartment communities in Illinois, ensuring compliance, strong governance, and solid financial performance. You will lead property managers, optimize rents, and coordinate with cross-functional teams during lease-ups.

Ideal candidates bring 5+ years of multi-site management with LIHTC exposure, strong customer service, and experience with YARDI.

Qualifications

• 5+ years of multi-site management experience, Tax Credit required.
• HS diploma required; Bachelor’s degree preferred.
• Some working hours outside office; travel required.
• Prior experience with YARDI preferred.
• Ability to conduct business in accordance with company policies, state, and federal laws.

Responsibilities

• Hire, onboard, train and develop staff of property managers (typical portfolio staff is 5-8 direct reports).
• Provide advanced level customer service with residents, associates, and vendors.
• Create annual budgets, monitor monthly financials, and optimize financial performance per community.
• Maximize revenue, forecast needs, schedule expenditures and analyze variances.
• Ensure compliance programs are followed and LIHTC, HOME, RD, HUD knowledge is applied.
• Perform site visits to evaluate properties and operations.
• Complete quarterly and annual inspections with action plans for deficiencies.
• Collaborate with development, construction, asset management, and compliance teams on Lease Ups.
