Job summary

Willow Bridge Property Company is hiring a Regional Maintenance Director to lead maintenance teams across multiple properties. You will oversee capital projects, safety compliance, and vendor relationships while driving operational excellence and resident satisfaction.

Based in the Houston region, the role requires strong leadership, emergency response readiness, and a track record of improving maintenance programs and cost controls.

Qualifications

• Minimum 5 years as a Maintenance Supervisor or equivalent in multi-family properties.
• Proven ability to lead, coach, and develop on-site maintenance teams.
• Experience managing capital repairs and projects from scoping to close-out.
• Familiarity with Mechanical, Electrical, Plumbing, Fire & Life Safety, Elevator systems.
• Experience with environmental remediation and property insurance claim processes.
• Willingness to respond to emergencies at sites.

Responsibilities

• Coordinate assessments and inspections of properties; provide cost estimates for capital work.
• Assist in budgets for acquisitions; oversee policies and preventative maintenance programs.
• Direct oversight during emergencies to ensure safety and timely recovery per SOPs.
• Support budgeting and service contract bids for communities.
• Evaluate service ticket closure and improve resident satisfaction and action plans.
• Ensure compliance with unit turn programs, inspections, and company policies.
• Build and manage regional vendor lists; evaluate vendors on quality and price.
• Analyze financial statements to identify trends and forecast needs.
• Mentor Maintenance Supervisors; prepare for property visits and inspections.
• Schedule and allocate floating maintenance staff; participate in RMD team meetings.
• Develop future maintenance leadership and maintain compliance documentation.
