Job summary

Coates Field Service, Inc. is seeking an experienced Project Manager for a power project in Augusta, Maine.

The role requires coordinating land management and real estate activities across projects, including external contractor resources and budget control. The successful candidate must be a licensed Real Estate Broker in Maine, with 3+ years of relevant experience in real estate strategy and utility projects; travel is required.

Qualifications

• Must have real estate concepts: property rights evaluation and acquisition (fee-ownership, easements, leases/licenses).
• Familiar with utility networks (transmission lines, substations).
• Able to interpret and research legal documents (federal/state/local).
• Knowledge of real estate laws and regulations.
• Experience with project budgets, forecasts, and operating/capital budgets.

Responsibilities

• Lead on assigned projects to develop scope, schedule, budget, and milestones for real estate property rights.
• Coordinate land management activities with project/operations, permitting, legal, and engineering teams.
• Manage external contractors; set expectations and ensure high-quality deliverables.
• Negotiate and acquire right-of-way and other real property interests as needed.
• Manage land budgets and cost estimates for land and easements.
• Identify opportunities to improve service delivery and efficiency.
