Job summary

RangeWater Residential is seeking a Maintenance Technician to maintain the interiors, exteriors, and common areas of our multifamily properties. You will diagnose issues, perform repairs, and ensure safety and cleanliness to uphold RangeWater’s standards.

The role requires performing make-ready tasks, responding to resident requests promptly, and coordinating with vendors when needed. A flexible schedule including weekends is expected.

Qualifications

• Availability to work weekends as scheduled.
• Flexible schedule including evenings, weekends and holidays.
• Experience performing maintenance and basic repairs.
• Ability to work outdoors in varying weather.

Responsibilities

• Completes assigned work orders from resident requests within 24–48 hours and maintains routine property upkeep by diagnosing defects and making repairs per policies and safety standards.
• Completes the make-ready process to prepare vacant apartments for leasing, including pre-move-out inspections, punch lists, scheduling vendors, and inspecting work.
• Supports cost-cutting by fixing rather than replacing parts when possible and using tools/materials efficiently.
• Follows procedures to access materials, equipment, and supplies from the maintenance shop, tracks inventory, and notifies supervisor about re-order needs.
• Completes documentation and paperwork so service requests are properly documented and tracked.
• May periodically inspect contractor work to verify quality and compliance with scope and specs.
• Demonstrates safety awareness by attending safety meetings and following OSHA-related requirements.
• Maintains good resident relations by communicating professionally and addressing maintenance questions or concerns.
