Job summary

The Town of Greenwich is seeking a qualified Assessor to assist with valuation of residential properties through on-site inspections, data analysis of sales, and preparation of valuation reports. You will report to the Tax Assessor and work within a mass appraisal framework using GIS and Proval CAMA software.

Requirements include a bachelor's degree in real estate appraisal or related field and two years of appraisal experience; certification within five years is required, with IAOC or similar

Qualifications

• Bachelor's degree in real estate appraisal, statistics, or related field.
• Two years of professional experience in property appraisal, valuation, or assessment.
• Experience with technology for mass appraisal environment preferred.
• Knowledge of architectural styles, building materials, and costs.
• Understanding of modern property appraisal, assessment principles, and state statutes.
• Ability to perform title searches, interpret deeds, and read descriptions.
• Ability to summarize market factors and perform mass valuation judgments.

Responsibilities

• Performs field work, inspecting and measuring buildings to verify data and update records.
• Verifies property sales, mortgages, financing and leasing as recorded in Land Records.
• Inspects properties at sale time and reviews transactions for market changes.
• Calculates square footage from field plans using CAMA systems.
• Analyzes neighborhoods and documents findings for review by the Assessor.
• Prepares tentative valuation reports for the Assessor's final determination.
• Performs data entry and retrieval using CAMA and related software.
• Maintains records and supports GIS implementation.
• Responds to public inquiries about property assessment and ownership.
• Participates in pre-employment processes and background investigations as required.
