Job summary

Gallery Residential seeks a Service Director to oversee maintenance operations for a Nashville-area property. You will manage make-readies, ensure safety and upkeep of interiors, exteriors, and common areas, and lead a team to deliver high-quality service to residents and stakeholders.

The role requires 2–3 years of apartment maintenance experience, applicable certifications, and a focus on compliance, budgeting, and customer service. A valid driver’s license is required.

Qualifications

• 2–3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college/technical degree preferred.
• EPA Type I/II or Universal refrigerant certification required.
• Certified Pool Operator or Certified Spa and Pool Operator certification preferred.
• Valid driver's license required.
• Experience with OSHA/MSDS and safety compliance desirable.

Responsibilities

• Respond to work orders from residents and perform maintenance tasks.
• Oversee make-ready process for vacant units and coordinate vendors.
• Develop standards for property cleanliness and appearance.
• Inspect work and ensure quality, safety, and code compliance.
• Manage inventory and assist with budget planning and cost controls.
• Lead safety meetings and stay compliant with OSHA/MSDS regulations.
• Provide excellent resident service and timely communication.
