Job summary

Gallery Residential is seeking a Service Director to oversee maintenance of the property's interior and exterior spaces, ensuring cleanliness, safety, and functionality to meet company standards. You will manage make-ready processes, coordinate vendors, and lead a team to maintain high-quality grounds and facilities.

The role requires 2–3 years of apartment maintenance experience or equivalent, OSHA/MSDS knowledge, and a minimum high school diploma with preferred technical degree.

Qualifications

• Employment history showing safe use and maintenance of hand tools, power tools, and mechanical equipment.
• OSHA standards and MSDS knowledge; 2–3 years of apartment maintenance experience or equivalent.
• High school diploma or GED; college or technical degree preferred.

Responsibilities

• Assist with and complete work orders from resident requests and routine upkeep, diagnosing defects and repairing.
• Oversee make-ready process for vacant units, schedule vendors, obtain supplies, and inspect work.
• Develop standards for cleanliness and appearance of grounds and common areas to reflect high quality standards.
• Periodically inspect work by service team members and contractors to ensure quality and compliance.
• Maintain inventory of spare parts and assist budget with supplies within guidelines.
• Assist in budgeting for repair and maintenance and capital expenses; promote cost-saving measures.
• Complete monthly Preventative Maintenance procedures.
• Conduct safety meetings and ensure OSHA/MSDS compliance.
