Avenue5 Residential is seeking an Assistant Property Manager in Corvallis, OR. The role supports the property manager in day-to-day operations, lease administration, and resident services to ensure a positive living experience.

Your responsibilities include managing rent collection, reporting, leasing, and coordinating maintenance while upholding company policies and training staff. This is a full-time on-site position with benefits and a focus on resident satisfaction.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to three years property management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required in some locations.
• Prior experience in Yardi Voyager or another equivalent system is preferred.

Responsibilities

• Assist the property manager in day-to-day property operations.
• Support resident satisfaction, retention, and full lifecycle activities.
• Maintain accounts receivable, collect rent, post rent, make bank deposits, balance rent roll.
• Complete daily, weekly, and monthly financial and leasing reports.
• Audit records for lease expirations, delinquencies, and unlawful detainers.
• Collect delinquent balances from former residents and process evictions.
• Lease apartments as needed and assist with marketing.
• Inspect buildings/grounds for safety and cleanliness; coordinate maintenance.
• Handle move-ins/outs and lease renewals; review leases for accuracy.
• Train staff on leasing, traffic entry, marketing, and office operations.
