Avenue5 Residential is seeking an Assistant Property Manager in Salem, OR to support the property manager in daily operations. You will handle resident satisfaction, lease administration, reporting, and coordination with maintenance to ensure a safe, welcoming community.

This role requires 2–3 years of property management experience, strong communication skills, and a valid driver’s license. Familiarity with Yardi Voyager is a plus, and a real estate license is preferred.

Qualifications

• High school diploma required; bachelor’s degree preferred.
• Two to three years of property management experience.
• Knowledge of resident rental lifecycle activities.
• Real estate license preferred or may be required in some locations.
• Experience with Yardi Voyager or similar system preferred.

Responsibilities

• Assist the property manager in day-to-day operations including resident satisfaction and lease lifecycle activities.
• Maintain all accounts receivable including collecting rent, posting rent, and maintaining a balanced rent roll.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit records and files for administrative action dates such as lease expirations and delinquencies.
• Process evictions and notices, including court appearances.
• Lease apartments as needed and manage property inspections.
• Assist with training staff on leasing, marketing, and office operations.
• Prepare routine correspondence and notices and assist with resident relations.
• Ensure compliance with safety rules and company policies.
• May assume property operations in the manager's absence.
