Avenue5 Residential is seeking an Assistant Property Manager to support daily property operations, resident services, and leasing tasks across our communities in Portland, OR. You will assist the Property Manager with rent processing, reporting, and coordinating maintenance while delivering strong service focused on residents and owners.

Ideal candidates have 2–3 years in property management, a valid driver’s license, and proficiency with Microsoft Office and leasing systems.

Qualifications

• High school diploma required; bachelor’s preferred.
• 2–3 years property management experience required.
• Knowledge of resident rental lifecycle activities required.
• Real estate license preferred or may be required.
• Prior experience with Yardi Voyager or similar system preferred.

Responsibilities

• Assist the Property Manager with day-to-day property operations and resident relations.
• Manage accounts receivable, rent posting, deposits, and rent roll balancing.
• Prepare daily, weekly, and monthly financial and leasing reports.
• Audit lease records and resident files for accuracy; monitor lease expirations and delinquencies.
• Process evictions with required paperwork, notices, and court appearances.
• Lease apartments as needed and conduct move-ins/outs and renewals.
• Audit new/current leases for compliance; assist with staff training in leasing and operations.
• Prepare routine correspondence and notices; support resident relations and issue resolution.
• Step in to manage property operations in the Property Manager’s absence.
• Comply with safety rules, policies, and applicable laws.
