Job summary

Collier County seeks a Management Analyst II to oversee Portfolio & Property Operations within Real Property Management, supervising staff, setting priorities, and coordinating property and lease administration, rent invoicing and compliance. Under the Real Property Manager, you will manage landlord/tenant matters, generate operational reporting, resolve issues, and ensure timely progress of assignments.

• Four years of related experience directly related to the programs.
• Candidates without a degree should possess four additional years of related experience.

Responsibilities

• Lead section operations. Plan, prioritize, and coordinate Portfolio & Property Operations activities. Assign responsibilities, balance workloads, monitor deadlines, and ensure consistent service and timely completion of work.
• Supervise and develop staff. Provide direction, coaching, training, and performance feedback. Review work for accuracy and completeness, address performance concerns, and build cross-training and backup coverage.
• Oversee property and lease administration. Coordinate assigned landlord and tenant matters, agreement renewals and amendments, rent invoicing and collections, and monitoring of contractual obligations.
• Maintain operational visibility. Oversee property records, agreement information, assignment tracking, and status reports. Monitor upcoming deadlines, outstanding obligations, and aging assignments.
• Improve business processes. Develop and maintain procedures, templates, checklists, workflows, and performance standards.
• Analyze financial and operational performance. Evaluate revenues, expenses, workload, and service trends.
• Coordinate property-related due diligence. Coordinate appraisals, environmental reviews, title work, and analyses for assigned matters.
• Prepare decision-ready materials. Develop reports, executive summaries, and Board-related materials with clear explanations.
• Coordinate service and issue resolution. Work with counties divisions, tenants, property owners, and external partners.
• Oversee assigned consultants and contractors. Monitor scope, schedules, and deliverables.
• Support planning and special initiatives. Contribute to strategic planning and cross-departmental projects.
• Maintain quality and compliance. Support audits and program evaluations; ensure adherence to policies and requirements.
