Job summary

Collier County is seeking a Property Acquisition Specialist II to support Strategic Projects & Business Operations. You will perform highly complex work related to the acquisition, sale, and leasing of real property, guiding transactions from initial research through closing and final documentation.

Qualifications

• Associate degree required.
• Three (3) years of related experience.
• Candidates without a degree should possess two (2) additional years of related experience.
• Fingerprinting required.

Responsibilities

• Research properties and evaluate transaction information. Conduct complex investigations of properties considered for County purchase or sale. Review public records, plats, zoning regulations, and other legal documents; document findings and review appraisals.
• Investigate title and environmental conditions. Order and perform title searches to identify liens and encumbrances; process environmental assessments.
• Interpret technical property information. Review engineering plans, zoning/tax maps, appraisals, and title searches; conduct site visits to support complex conveyances.
• Prepare accurate transaction documents. Prepare legal descriptions and ensure documents are defensible and complete for conveyances, acquisitions, and leases.
• Negotiate property transactions. Conduct complex negotiations for the County acquisition or sale of real property.
• Coordinate closings and transaction completion. Prepare final documents and obtain signatures; monitor deadlines.
• Assist property owners and project partners. Provide information to owners, County Attorney, divisions, and the public.
• Share technical knowledge. Provide guidance and training to less experienced staff. This position has no formal supervisory responsibility.
• Keep assigned projects moving. Monitor status, maintain databases, and close projects in the system.
• Process tax prorations. Obtain and process tax prorations from the Tax Collector’s Office.
• Maintain complete property records. Organize and maintain files for each property transaction.
