Galman Group is seeking a sensational full-time Property Manager to join our team and take full responsibility for property operations. You will coordinate people, activities, and resources to maximize occupancy and property value across our communities.

Work with the Regional Manager to develop annual budgets, ensure on-time rent collection, oversee maintenance, and supervise on-site staff. A strong customer service orientation and knowledge of property-management systems are essential for

Qualifications

• Prior Property Management Experience Preferred
• Certified Apartment Manager (CAM) Preferred but Not Required
• Strong Customer Service and Sales Skills
• Must be able to work in a fast-paced and customer service-oriented environment
• Understanding of computer systems, web applications and software.
• Performs duties under pressure and meets deadlines in a timely manner
• Works as part of a team, as well as completes assignments independently
• High degree of flexibility with the ability to work independently
• Excellent organizational, presentation, interpersonal, written and oral communication skills
• Proven ability to engage quickly with individuals in an outgoing, friendly manner, and build and maintain relationships with business leaders

Responsibilities

• Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to apartments.
• In conjunction with the regional manager, assist in formulation of budgets for each upcoming calendar year and stay within budget guidelines.
• Ensure rents are collected on time and deposits are reported daily to corporate.
• Perform evictions, utility cut-offs and landlord liens as required on delinquent rents.
• Communicate with vendors/contractors regarding work scheduling, billings, and insurance certificates; submit invoices to corporate office for payment.
• Train, supervise, hire and terminate on-site staff with Regional Manager input; conduct inductions and annual reviews.
• Conduct on-going training with office staff and ensure lease files are complete and properly executed.
• Open offices on schedule and maintain office/model apartment condition; attend corporate meetings and submit reports.
• Maintain records of management activity and customer service mindset; conduct move-in/move-out inspections and address vacancies promptly.
• Monitor maintenance activities and schedule, perform market surveys, and keep tabs on neighborhood market conditions.
• Show property to prospective residents, handle inquiries, and process paperwork; stay aware of market conditions via publications and industry groups.
• Report liability incidents to corporate immediately and manage workers' comp paperwork; complete safety checklists with maintenance staff.
• Perform additional duties as assigned by Regional Manager.
