Job summary

ES Properties is seeking a Director of Property Operations to lead a growing residential portfolio in Cincinnati, OH. You will oversee maintenance, financial performance, resident services, and team development to scale operations.

You will build structure, processes, and reporting to support expansion, while managing vendor relationships and project expenditures to improve overall portfolio value.

Qualifications

• 5+ years of progressive property management or multifamily leadership experience.
• Strong financial acumen with budgeting, forecasting, and reports.
• Experience leading maintenance operations and vendor coordination.
• Excellent leadership, communication, coaching, and accountability skills.
• Experience with Rent Manager or similar software; comfort with AI tools.

Responsibilities

• Lead day-to-day operations for a growing residential portfolio.
• Oversee finances, budgets, forecasts, and monthly reporting.
• Manage maintenance operations, vendor relations, and projects.
• Develop systems and scorecards to improve performance and growth.
• Coach Assistant Property Managers and maintain staffing discipline.
• Coordinate transitions, acquisitions, and portfolio improvements.
