Job summary

MRK is seeking an experienced Property Manager to support lease-up for Willows at Spruce Run in Clinton, New Jersey. The role covers comprehensive property operations, revenue control, and adherence to contractual obligations, with leadership over hiring, training, and retention efforts.

Responsibilities include budgeting, capital projects, certifications for LIHTC and other programs, and maintaining compliant files while enhancing resident relations and coordinating maintenance requests.

Qualifications

• Bachelor’s degree (or equivalent combination of education and experience).
• Minimum of five years within the property management industry.
• Minimum of two years of supervisory experience in a management position, including budget processing, accounting, compliance, and interviewing/selection/performance management of employees.
• Experience with Public Housing, Project-based Voucher, Tax Credit and Section 8 is highly preferred.
• Strong written and verbal communication skills.
• Advanced customer service and problem-solving skills.
• Technically proficient in Microsoft Office.
• Ability to travel up to 10% of the time.

Responsibilities

• Oversee property operations including safety, security, maintenance, marketing, and curb appeal; address deficiencies.
• Develop and administer operating and capital expense budgets; oversee major capital projects (HVAC, roofing, parking).
• Complete initial applications and annual re-certifications for LIHTC, Home, Public Housing, etc.
• Maintain complete, accurate property documentation and files.
• Coordinate timely revenue collection in line with lease obligations.
• Manage resident relations and coordinate repair/maintenance requests.
• Coordinate candidate interviews and partner with district/ regional manager on hiring decisions; oversee onboarding and training.
• Provide ongoing performance feedback and counsel underperforming employees.
