Qualifications

Role Description: The Property Manager – Retail is a full-time, on-site role based in Houston, TX MSA, responsible for the day-to-day management of a portfolio of retail and mixed-use assets. This role oversees property operations, including tenant relations, lease administration, rent collections, vendor management, and coordination of maintenance and repairs. The Property Manager monitors property performance, prepares operating budgets and financial reports, and supports initiatives to enhance asset value and tenant satisfaction. The position requires regular site inspections, enforcement of lease terms, and collaboration with leasing, accounting, and investment teams to ensure the properties meet operational, financial, and aesthetic standards. The Property Manager also assists with capital projects, ensures compliance with safety and regulatory requirements, and represents the company professionally with tenants, vendors, and community stakeholders.

Qualifications

• Demonstrated experience in commercial property management, preferably with retail or mixed-use assets, including responsibility for day-to-day operations and tenant relations.
• Knowledge of lease administration, rent collections, budgeting, and basic financial analysis, with the ability to interpret operating statements and manage property-level expenses.
• Strong organizational and time-management skills, including the ability to prioritize tasks, manage multiple properties or projects, and meet deadlines with minimal supervision.
• Effective communication and interpersonal skills, with the ability to build professional relationships with tenants, vendors, and internal stakeholders and resolve conflicts constructively.
• Experience coordinating maintenance, repairs, and vendor services, including oversight of service contracts, work orders, and compliance with safety and regulatory standards.
• Comfort with on-site work, regular property inspections, and hands-on problem solving, including responding to operational issues that may arise outside standard business hours.
• Proficiency with property management software and common office tools (e.g., Microsoft Office Suite), and the ability to learn new systems and processes quickly.
• Bachelor’s degree in business, real estate, finance, or a related field, or equivalent combination of education and relevant work experience.
