Job summary

Greystar is seeking a Property Manager to oversee day-to-day operations of a stabilized garden apartment community in a leadership role. You will manage budgeting, rent collection, leasing, and vendor coordination while ensuring compliance with policies and laws.

The role emphasizes budgeting, revenue growth, and resident satisfaction, with a team of maintenance and leasing staff. An ideal candidate has 4–6 years of property management experience and strong leadership and communication skills.

Qualifications

• Bachelor’s degree preferred in Business Management, Real Estate, or related field.
• 4-6 years minimum relevant property management experience managing day-to-day operations of an apartment community.
• Ability to manage multiple priorities in a fast-paced environment.
• Excellent communication, conflict resolution, and customer service skills.
• Detail-oriented and self-motivated with the ability to lead and work independently or with a team.

Responsibilities

• Analyze financial statements and market data to develop and adjust property budgets and forecasts.
• Meet revenue targets by setting rent rates, collecting rents and fees, and reviewing monthly financial reports.
• Approve vendor invoices and manage communications with vendors, contractors, and clients.
• Control expenditures within budget and oversee petty cash management.
• Oversee lease enforcement, applications, renewals, inspections, notices, and lease terms.
• Assess market trends and implement short- and long-range leasing strategies to achieve occupancy goals.
• Promote resident satisfaction by addressing complaints promptly and guiding maintenance teams.
• Conduct regular property inspections and ensure safety, cleanliness, and curb appeal.
• Supervise staff, hire and train employees, and manage performance; support owner relationships.
