Job summary

HomeServices of America seeks a Property Manager to build and maintain a balanced portfolio of residential properties. You will market services to agents, onboard new accounts, price improvements, and oversee leases, renewals, and delinquency monitoring.

Ideal candidates have real estate licensing, strong communication, and the ability to work independently with a flexible schedule and travel in a personal vehicle. In-office and field work are involved.

Qualifications

• College degree preferred or equivalent combination of training and experience.
• Experience in real estate, preferably in residential property management and/or management related field.
• Must be licensed to practice real estate in the jurisdictions where properties are located.
• Excellent verbal and written communications skills.
• Ability to work independently and maintain a flexible schedule.
• Knowledge of accounting/bookkeeping fundamentals helpful.
• Knowledge of property maintenance and improvements and rental values.
• Ability to work effectively with team members and contractors.
• Must be able to lift up to 25 lbs. and perform field duties.
• Daily travel in personal vehicle.

Responsibilities

• Cultivates partnerships with local real estate sales offices by marketing property management services to agents and managers.
• Onboards new accounts, including recommendations to owners on marketability, improvements, and pricing.
• Markets rental properties through MLS and informs owners of progress and applicants.
• Processes tenancy applications after screening with owner consultation.
• Coordinates and reviews property surveys/inspections for lease compliance and renewal recommendations.
• Prepares management leases and monitors rents, deposits, and delinquencies; initiates legal actions as needed.
• Coordinates lease renewals, including rent increase recommendations.
• Communicates and advises owners on actions and funds needed to maintain property.
• Maintains property files in AppFolio and updates operations and customer experience teams.
• Communicates vacancies, leasing activity, applications, new tenants, and legal matters such as HOA/condo issues.
• Stays informed on maintenance, inspections, and other property-related items.
