Qualifications

• Knowledge of landlord-tenant laws and affordable housing compliance requirements.

Responsibilities

• Oversee the daily operations, occupancy, financial performance, and resident satisfaction of a mixed-population affordable housing community.
• Ensure compliance with HUD, PBV, LIHTC, and other applicable regulations.
• Manage all leasing and occupancy activities, including move-ins, move-outs, recertifications, interim recertifications, renewals, and rent calculations.
• Maintain accurate resident files, property records, reporting, and system data in RealPage.
• Monitor accounts receivable, rent collections, delinquency activity, and resident communications.
• Lead, coach, and support onsite staff while fostering a collaborative, customer-focused environment.
• Oversee property appearance, maintenance operations, vendor services, and resident concerns.
• Prepare budgets, review financial performance, and implement strategies to meet operational goals.

About the Opportunity

WinnCompanies is searching for a Property Manager III to join our team at North Port Village, a 251-unit affordable multifamily and senior housing community located in Port Huron, MI.

In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements.

The salary range for this role is $64,000.00-$68,000.00 annually. The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM.

Preferred Qualifications:

• Bachelor's degree.
• 5+ years of affordable housing property management experience.
• Experience managing communities with layered subsidy programs, including HUD and LIHTC.
• Experience using RealPage property management software.
• Knowledge of family housing, senior housing, and mixed-population communities.
• Industry certifications such as CAM, ARM, RAM, SHCM, CPL, or equivalent.
