Qualifications

• High school diploma or GED.
• 1–3 years in property management, multifamily housing, leasing, or residential operations.
• Valid driver’s license in good standing.
• Supervisory or leadership experience.
• Knowledge of landlord-tenant laws and property management operations.

Responsibilities

• Manage daily operations of a multifamily community to ensure occupancy and compliance.
• Oversee leasing activities: marketing, applications, move-ins/outs, renewals, rent increases.
• Drive occupancy, rent collections, and resident retention toward revenue goals.
• Prepare and manage property budgets, financial reports, PO’s, invoices, and variance reports.
• Ensure compliance with federal, state, local, LIHTC, HUD, and affordable housing rules where applicable.
• Coordinate maintenance with teams and promote preventive maintenance programs.
• Lead and develop site staff, fostering a customer-focused culture.

About the Opportunity

WinnCompaniesis seeking a Property Manager I to join our team. You will split your time between Appian Terrace, a 41-unit market-rate residential community located in El Sobrante, CA and The Enclave, a 32-unit market-rate residential community located in Walnut Creek, CA.

In this role, you will oversee the daily operations, leasing, financial performance, maintenance, and compliance of the community while delivering exceptional resident service. The ideal candidate has experience in property management, multifamily housing, leasing, resident relations, and team leadership, and is committed to maintaining a high-performing, well-managed community.

Please note that the pay range for this position is $28.00 - $30.00 per hour, depending on experience. Additionally, the selected candidate will typically work: Monday through Friday, from 9:00 AM to 6:00 PM, with the possibility of working on Saturdays as needed.

Responsibilities

• Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
• Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.
• Drive occupancy, rent collections, resident retention, and revenue goals.
• Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
• Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.
• Partner with maintenance teams tomaintainthe property, preserve assets, and ensure completion of preventive maintenance programs.
• Lead, train, and develop site team members while promoting a positive, customer-focused culture.

Requirements

• High school diploma or GED equivalent.
• 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
• A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.
• Previoussupervisory,team lead,leadership, or employee development experience.
• Knowledge of property management operations and landlord-tenant laws.
• Experience using Microsoft Office and web-based business applications.
• Strong customer service, communication, organizational, and problem-solving skills.
• Ability to manage multiple priorities in a fast-paced environment.
• Ability to work effectively with diverse residents, colleagues, and vendors.
• Strong attention to detail and financial accountability.

Preferred Qualifications

• Bachelor's degree in Business, Real Estate, ora relatedfield.
• Experience with LIHTC, HUD, Section 8, or other affordable housing programs.
• Experience with RealPage, or other property management software.
• Knowledge of leasing, marketing, resident retention, and occupancy strategies.
• Professional certifications such asCAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.
