Job summary

WinnCompanies’ North Port Village in Port Huron, MI is seeking a Property Manager III to oversee a 251-unit affordable multifamily and senior housing community, ensuring high occupancy, strong financial performance, and compliant operations.

The role requires coordinating with HUD, PBV, and LIHTC programs, leading onsite staff, and working closely with residents to deliver quality housing and service. Strong organizational and communication skills are essential.

Qualifications

• 3+ years of affordable housing property management experience.
• 1-3 years of supervisory or team leadership experience.
• Experience with HUD, PBV, and LIHTC programs.
• Experience processing certifications, recertifications, and interim recertifications (TICs/IRs).
• Knowledge of landlord-tenant laws and affordable housing compliance requirements.

Responsibilities

• Oversee the daily operations, occupancy, financial performance, and resident satisfaction of a mixed-population affordable housing community.
• Ensure compliance with HUD, PBV, LIHTC, and other applicable regulations.
• Manage all leasing and occupancy activities, including move-ins, move-outs, recertifications, interim recertifications, renewals, and rent calculations.
• Maintain accurate resident files, property records, reporting, and system data in RealPage.
• Monitor accounts receivable, rent collections, delinquency activity, and resident communications.
• Lead, coach, and support onsite staff while fostering a collaborative, customer-focused environment.
• Oversee property appearance, maintenance operations, vendor services, and resident concerns.
• Prepare budgets, review financial performance, and implement strategies to meet operational goals.
