Qualifications

• High school diploma or GED or equivalent.
• 1-3 years of relevant work experience.
• Less than 1 year of supervisory experience.
• Knowledge of property management.
• Knowledge of landlord and tenant laws.
• Experience with computer systems, particularly Microsoft Office.
• Excellent customer service skills.
• Outstanding verbal and written communication skills.
• Ability to multi-task in a fast-paced office.
• Ability to manage a diverse group of people and personalities.
• Superb attention to detail.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee rent increases and renewals.
• Maintain optimum occupancy levels.
• Process move-ins, move-outs, recertifications, and renewals.
• Approve rental applications per standards.
• Follow marketing policies and reporting requirements.
• Keep tenant files organized and accurate.
• Ensure property software data is accurate.
• Ensure compliance with state and federal regulations.
• Keep site and grounds well maintained.
• Direct maintenance team to implement maintenance programs.
• Report property incidents as per policy.
• Resolve resident issues in a timely manner.
• Prepare annual budget for approval.
• Provide financial and variance reporting.
• Solicit bids and process POs and invoices per policy.
• Ensure timely rent collection and deposits.
• Screen, hire, and train personnel per directives.
• Promote staff development through PDP and trainings.
• Conduct weekly staff meetings and uphold Winn Guiding Principles.
