WinnCompanies is seeking a Property Manager II for Claremont Village, a 150-unit affordable housing community in Claremont, CA. You will manage operations, marketing, and finances to meet owner objectives while ensuring regulatory compliance.

The role emphasizes rent setting, occupancy, and timely reporting, with a focus on maintaining high service standards across a diverse team in a busy environment.

Qualifications

• High school diploma or GED required.
• 1–3 years of relevant work experience.
• Less than 1 year of supervisory experience.
• Knowledge of property management.
• Knowledge of landlord and tenant laws.
• Experience with computer systems, especially Microsoft Office.
• Excellent customer service and strong communication skills.
• Ability to multi-task in a fast-paced office.
• Ability to work with a diverse group of people.
• Strong attention to detail.

Responsibilities

• Collaborate with senior management to set rent levels.
• Review rent schedules and manage rent increases and renewals.
• Maintain occupancy targets.
• Process move-ins, move-outs, recertifications, and renewals.
• Approve rental applications per standards.
• Follow marketing policies and reporting requirements.
• Keep tenant files organized and compliant.
• Ensure site data accuracy in property software.
• Ensure compliance with state and federal program regulations.
• Direct maintenance team and programs.
• Report incidents per policy.
• Resolve resident issues promptly.
• Prepare annual budget and provide financial reporting.
• Solicit bids and process PO and invoices.
• Ensure timely rent collection.
• Screen, hire, and train staff.
• Promote staff development through trainings.
• Conduct weekly staff meetings and uphold Winn Guiding Principles.
