Job summary

WinnCompanies seeks a Property Manager II for Clara E. Chan Lee, a 97-unit affordable and senior living community in Oakland, CA. This onsite role manages rents, occupancy, renewals, and daily operations while ensuring compliance and resident satisfaction.

Ideal candidates have 1–3 years in property management, strong customer service, and knowledge of landlord-tenant laws; LIHTC/HUD familiarity and experience with Yardi or RealPage are preferred. Housing in a 1-bedroom unit is provided.

Qualifications

• 1–3 years of property management experience.
• Knowledge of landlord and tenant laws.
• Experience with property management software (Yardi or RealPage) preferred.
• Excellent customer service and communication skills.
• Ability to manage a fast-paced onsite team.
• Bachelor's degree is preferred.

Responsibilities

• Collaborate with senior management to establish rent levels.
• Review rent schedules and oversee increases and renewals.
• Maintain optimum occupancy levels.
• Process move-ins, move-outs, recerts, and renewals.
• Approve applications adhering to standards and regulations.
• Follow marketing policies and reporting requirements.
• Keep tenant files organized and compliant.
• Ensure data accuracy in property software.
• Ensure site compliance with state/federal regulations.
• Direct maintenance team to implement programs and controls.
• Report incidents per policy and resolve resident issues.
• Prepare annual budget for senior management approval.
• Provide monthly financial reporting and variance analysis.
• Solicit bids and process purchase orders and invoices.
• Ensure timely rent collection and deposits per local laws.
• Hire and train new personnel per company directives.
• Promote staff development through PDP trainings and meetings.
